Job Overview
Our client is looking for a Property Accountant responsible for managing the accounting and financial reporting activities for a portfolio of real estate properties. This role ensures accurate financial records, timely month-end close processes, tenant and property reconciliations, and budgeting support. The Property Accountant works closely with property management and finance teams to provide financial analysis and reporting that supports business decisions.
Schedule
- Monday - Friday, 8:00 AM - 5:00 PM PST, with a 1-hour unpaid break (40 work hours per week)
Responsibilities
Accounting & Financial Reporting
- Prepare and maintain accurate general ledger accounts for assigned properties.
- Perform monthly, quarterly, and annual financial close activities.
- Prepare and review balance sheet reconciliations and supporting schedules.
- Generate and analyze monthly financial statements, including income statements, balance sheets, and cash flow reports.
Property Accounting
- Record and reconcile rental income, tenant charges, operating expenses, and capital expenditures.
- Review lease agreements to ensure proper accounting treatment and revenue recognition.
- Monitor and reconcile tenant security deposits, CAM reconciliations, and tenant receivables.
- Maintain and Update Rent Rolls for all Properties.
- Track fixed assets and depreciation related to real estate properties.
- Reconcile mortgage, loan, and escrow accounts.
Budgeting & Forecasting
- Assist in the preparation of annual budgets and periodic forecasts.
- Support property managers and asset managers with financial planning and operational analysis.
- Monitor property-level cash flow and operating performance.
Accounts Payable & Receivable
- Review accounts payable transactions for accuracy and proper coding.
- Monitor accounts receivable aging and support collection efforts.
- Ensure timely processing of vendor payments and tenant billings.
- Investigate and resolve accounting discrepancies.
Compliance & Internal Controls
- Assist with tax reporting requirements, including property tax and sales tax filings when applicable.
- Ensure proper documentation and retention of accounting records.
Requirements
- 3+ years of accounting experience, preferably in real estate, property management, or commercial real estate.
- Experience managing multiple properties and entities is highly preferred.
- Knowledge of lease accounting and real estate financial reporting.
- Bachelor’s degree in accounting, Finance, or a related field required.
Skills & Competencies
- Strong understanding of GAAP and real estate accounting principles.
- Proficiency in Microsoft Excel, including pivot tables.
- Experience with real estate accounting software AppFolio.
- Excellent analytical, organizational, and problem-solving skills.
- Strong attention to detail and accuracy.
- Effective communication and interpersonal skills.
- Strong working knowledge of QuickBooks for general ledger maintenance, financial reporting, account reconciliations, and month-end close processes.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
