Construction Project Manager

Job Overview:

Our client is seeking an experienced and highly organized Construction Project Manager to oversee construction projects from initial estimation and pre-construction through completion. This role combines project management, estimating, client communication, subcontractor coordination, budgeting, and scheduling. The ideal candidate has strong construction industry experience, excellent attention to detail, and the ability to manage multiple projects while ensuring they are delivered on time, within budget, and according to quality standards. The successful candidate will comfortably review plans, prepare accurate estimates, coordinate with clients and subcontractors, monitor project progress, and proactively resolve issues before they impact timelines or budgets.

Schedule: 6:30 AM to 3:30 PM Pacific Time (California); Full-time role

Responsibilities

Estimating & Pre-Construction:

  • Review project plans, drawings, specifications, and scopes of work.
  • Prepare accurate and detailed project estimates, budgets, and proposals.
  • Perform quantity takeoffs and calculate labor, material, equipment, and subcontractor costs.
  • Obtain and evaluate subcontractor and supplier quotations.
  • Identify potential cost risks, scope gaps, and project requirements.
  • Develop competitive and profitable bids while maintaining accuracy.
  • Review estimates with clients and explain project costs, assumptions, and scope.
  • Assist with value engineering and cost-saving opportunities where appropriate.

Project Management:

  • Manage projects from contract award through completion and closeout.
  • Develop and maintain project schedules, budgets, and milestones.
  • Coordinate with clients, subcontractors, suppliers, vendors, and internal teams.
  • Monitor project progress and ensure work remains aligned with the approved scope.
  • Track project costs, labor, materials, change orders, and overall profitability.
  • Identify potential delays, cost overruns, and project risks and develop solutions proactively.
  • Conduct regular project updates and communicate progress to stakeholders.
  • Ensure projects are completed on time, within budget, and according to quality expectations.

Client & Stakeholder Management:

  • Serve as a primary point of contact for clients throughout the project.
  • Build strong and professional relationships with clients and project stakeholders.
  • Communicate project timelines, costs, changes, and potential issues clearly.
  • Manage client expectations and resolve concerns professionally.
  • Prepare and present project updates, estimates, change orders, and other documentation.

Subcontractor & Vendor Coordination:

  • Source, evaluate, and coordinate subcontractors and vendors.
  • Review subcontractor bids and ensure pricing aligns with project requirements.
  • Coordinate schedules and site activities with subcontractors.
  • Monitor subcontractor performance, quality, and adherence to project timelines.
  • Address performance issues and coordinate corrective actions when necessary.

Documentation & Reporting:

  • Maintain accurate project documentation, contracts, estimates, schedules, and change orders.
  • Track project financial performance and provide regular reporting.
  • Maintain records of project costs, purchase orders, invoices, and commitments.
  • Ensure project documentation is complete and organized throughout the project lifecycle.
  • Support project closeout, final documentation, and post-project reviews.

Requirements:

  • 5+ years of experience in construction project management, estimating, or a combination of both.
  • Proven experience managing construction or remodeling projects from start to finish.
  • Strong knowledge of construction processes, materials, labor requirements, and project costs.
  • Demonstrated experience preparing detailed construction estimates and bids.
  • Strong understanding of construction plans, drawings, specifications, and scopes of work.
  • Experience with quantity takeoffs and subcontractor/vendor pricing.
  • Strong project scheduling, budgeting, and cost-control skills.
  • Excellent written and verbal communication skills.
  • Strong negotiation and problem-solving abilities.
  • Excellent attention to detail and organizational skills.
  • Ability to manage multiple projects and competing priorities.
  • Proficiency with project management, estimating, spreadsheet, and construction software.
  • Ability to work independently and take ownership of projects.

Preferred Qualifications:

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Experience in residential, commercial, renovation, remodeling, or general contracting.
  • Experience with construction estimating software such as Buildertrend, CoConstruct, Procore, PlanSwift, Bluebeam, or similar platforms.
  • Experience managing subcontractors and vendor relationships.
  • Experience with change orders, contract negotiations, and project closeout.
  • Familiarity with construction codes, permitting, and compliance requirements.
