Job Overview

Our client is seeking a highly skilled, technical Commercial Roofing Estimator (Xactimate & Bluebeam Specialist) to spearhead accurate project scoping, material take-offs, and virtual project management workflows. In this part-time remote role, you will take the lead on backend estimating operations for both commercial and residential roofing projects. Your primary mission is to transform site data, photographs, and field measurements into detailed cost estimates and submittal-ready bids. This position is ideal for an experienced, self-sufficient construction professional who can independently navigate insurance-related estimating platforms, manage trade workflows, and ensure all planned pipelines reflect structural precision and safety compliance.

Schedule

• Monday - Friday, 9:00 AM - 1:00 PM CST (20 hours per week)

Responsibilities

• Detailed Cost Estimation: Prepare highly accurate cost estimates for commercial and residential roofing projects utilizing Xactimate and Bluebeam.
• Material Take-offs: Coordinate comprehensive material take-offs by analyzing structural blueprints, drone/field measurements, and site photographs provided by regional superintendents.
• Quantity Verification: Calculate and audit specific material quantities and vendor costs for full roof replacements, including specialized gutters, downspouts, curbs, and flashing components.
• Trade Scheduling: Order project materials and schedule subcontracted trades, seamlessly coordinating with specialized HVAC, plumbing, and electrical crews.
• Desk-Based Project Management: Serve as the centralized project manager, tracking real-time milestone progress and ensuring strict construction timelines are met.
• Bid & Proposal Support: Draft competitive bid proposals, compile contract documentation, and manage insurance-related estimating workflows.
• Safety Integration: Ensure all relevant regulatory safety standards and field operational risks are thoroughly integrated into initial project planning and execution scopes.

Requirements

• US Construction Estimating Background: Minimum 5 years of direct experience in construction or commercial roofing estimating within the United States market.
• Software Tool Stack Mastery: Advanced, hands-on proficiency using Xactimate and/or Bluebeam to produce industry-standard estimation files.
• Roofing & Workflow Literacy: Deep structural understanding of commercial roofing systems, technical manufacturing materials, installation sequences, and safety standards.
• Mathematical Accuracy: High level of attention to detail with absolute precision when executing numerical calculations and cost modeling.
• Linguistic Capability: Excellent written and verbal English communication skills, equipped to coordinate effectively with US-based field personnel.
• Operational Autonomy: Proven capability to manage tracking sheets, interact with project documentation, and work completely independently in a remote home office.

Portfolio Requirement

• Candidates must submit a comprehensive portfolio of sample relevant projects, demonstrating practical proficiency with Xactimate and Bluebeam layouts.
• Note: Submissions without a verifiable portfolio will not be evaluated.

Qualifications

• Spanish language bilingual ability is considered a distinct advantage but is not strictly required.
• Prior experience learning and utilizing custom proprietary construction project management CRM platforms.
