Job Overview

Our client is seeking a proactive and detail-oriented Short-Term Rental Operations Coordinator to manage the daily pulse of a growing Airbnb portfolio. In this role, you will be the central link between guests, cleaners, and property owners, ensuring every stay is seamless and every property meets premium standards. You will handle everything from high-level listing optimization and SEO to the ground-level logistics of turnover coordination and maintenance tracking. This position is ideal for someone with a hospitality background who thrives on organization and can maintain "Superhost" standards in a fast-paced environment.

Schedule

  • Monday - Friday, 10:00 AM - 02:00 PM Melbourne Time (20 hours per week) 

Responsibilities

  • Property Onboarding & Admin: Manage the end-to-end onboarding of new listings, including manual creation, arrival guides, and SEO optimization. Execute pricing and calendar adjustments using PriceLabs.
  • Guest Communication: Serve as the primary point of contact for guests before, during, and after their stay. Respond to inquiries promptly (assisted by AI) to maintain high response rates and professional service.
  • Cleaner Management: Coordinate turnover schedules via WhatsApp and Properly. Monitor cleaning quality, provide feedback, and manage cleaning supply inventories to ensure properties are guest-ready.
  • Quality Control: Identify and track maintenance issues with the property manager. Ensure all listings strictly adhere to Airbnb’s cleanliness and safety standards.
  • Escalation Handling: Professionally manage guest complaints and operational bottlenecks to ensure positive reviews and brand reputation.

Requirements

  • Previous Experience: Must have a background in property management or the hospitality industry.
  • Communication Skills: Excellent written and verbal English skills with a focus on professional conflict resolution.
  • Technical Savvy: Comfortable navigating digital platforms, including Airbnb, Property Management Systems (PMS), and messaging tools.
  • Operational Expertise: Strong ability to coordinate remote teams (cleaners/suppliers) and manage multiple task lists simultaneously.
  • Problem-Solving: A proactive mindset with the ability to handle guest issues and maintenance emergencies promptly.
  • Detail Oriented: High standards for property presentation and data accuracy.
