Construction Estimator & Subcontractor Coordinator

Overview:

We are seeking a highly capable, self-sufficient Construction Estimator to support both residential and commercial projects. This role is responsible for producing accurate estimates and scopes of work, as well as actively building and maintaining a reliable subcontractor network to ensure consistent project execution. This is a senior-level role, requiring strong hands-on estimating experience and the ability to manage multiple trades and projects independently.

Schedule:

  • Mondays to Fridays, 8:00 am to 5:00 pm (US Eastern Time), with a 1-hour unpaid break (40 hours per week)

Key Responsibilities:

  • Prepare accurate, professional, client-ready estimates for residential and commercial projects
  • Develop clear, detailed scopes of work suitable for direct delivery to customers and subcontractors
  • Perform quantity takeoffs and material lists from photos, measurements, plans, and site notes
  • Build and issue detailed subcontractor bid packages
  • Actively source, qualify, and onboard subcontractors across multiple trades (flooring, framing, drywall, paint, electrical, plumbing, concrete, masonry, hardscape, etc.)
  • Build and maintain a subcontractor database including trade coverage, service areas, contact info, insurance/W9 status, pricing notes, and performance history
  • Track bid coverage and follow up to ensure sufficient subcontractor participation on each project
  • Review, compare, and normalize subcontractor pricing
  • Identify scope gaps, project risks, access constraints, logistics, and phasing considerations
  • Enter and manage estimates and project data in CRM software
  • Maintain organized photo documentation and project records
  • Assist with proposal revisions and value-engineering when required
  • Maintain up-to-date cost data for materials, labor, and typical assemblies
  • Participate in customer-facing communication when needed to explain scope and pricing

Requirements (Strict):

  • 3+ years of hands-on construction estimating experience
  • Experience in estimating both residential and commercial projects
  • Prior experience with GC-style estimating across multiple trades
  • Proven experience sourcing and managing subcontractors
  • Strong ability to write clear, professional scopes of work
  • Comfortable participating in customer-facing communication
  • Experience working with U.S.-based clients and subcontractors
  • Proficiency with construction CRMs (Contractor Foreman, Buildertrend, JobTread, JobNimbus, or similar)
  • Experience with photo-based documentation tools (CompanyCam or similar)
  • Proficiency in Google Workspace
  • Strong written and spoken English
  • Ability to independently research pricing and validate assumptions

Preferred Experience:

  • Familiarity with BuildingConnected or similar commercial bid platforms
  • Experience with residential lead platforms (e.g., Home Depot Pro Referral or similar)
  • Existing subcontractor network in one or more U.S. regions
  • Experience building subcontractor contact lists and bid coverage systems
  • Experience with flooring, decks, hardscape, site work, and interior remodels

  • This is a permanent work-from-home role under an Independent Contractor arrangement.
