Job Overview
Our client is looking for a detail-oriented and experienced Community Association Accountant to join their core Accounting Department. In this position, you will play a central role in managing full-cycle month-end close procedures and complete financial reporting packages for an assigned portfolio of HOA and condominium associations. Working as a collaborative member of the accounting team—under proper internal controls, segregation of duties, and management review—you will ensure every financial report, bank reconciliation, and general ledger transaction is maintained with strict accuracy and clear audit trails. The ideal candidate possesses deep, direct experience in community association fund accounting and thrives in an organized, remote setting.

Monday - Friday, US Business Hours - Eastern Time, with 1 hour unpaid break (40 work hours per week)
Responsibilities:
- Month-End Close & Reporting: Prepare, review, and assemble complete, accurate monthly financial packages for HOA/condominium association boards and management teams prior to scheduled distribution.
- General Ledger & Journal Entries: Prepare and document month-end journal entries, accruals, prepaid expenses, and recurring entries. Routinely audit the General Ledger to identify and correct miscoded, unusual, stale, or unreconciled transactions.
- Account Reconciliations: Perform monthly bank reconciliations across operating, reserve, and specialized association accounts. Reconcile Accounts Receivable, Accounts Payable, cash, prepaids, and subsidiary ledgers to the General Ledger.
- Banking & Cash Oversight: Review outstanding checks, deposits in transit, bank activity, and all secondary reconciling items on a routine basis.
- Financial Analysis & Variance Reporting: Review Balance Sheets and Income Statements for overall accuracy. Analyze budget-to-actual performance and flag material or unusual variances for leadership review.
- Fund Accounting: Maintain strict fund accounting principles, properly tracking, isolating, and reporting on operating versus reserve account activities.
- Year-End & Audit Prep: Support fiscal year-end closing processes and prepare working papers and supporting documentation for external CPA audits and reviews.
- Audit Trails & Documentation: Maintain clean, well-organized supporting documentation and clear audit trails for all reconciliations, entries, and adjustments.
Qualifications:
- Direct Association Accounting Experience: Demonstrated expertise performing full month-end closes, bank reconciliations, and financial reporting specifically for HOA and/or condominium associations.
- Technical Software Skills: Proficiency with HOA/condominium accounting software (e.g., Enumerate Central, Tops, Vantaca, Caliber, AppFolio, Cinc, or similar management platforms).
- Fund Accounting Core Knowledge: Solid understanding of community association fund accounting (operating vs. reserve funds, board governance standards, and association-specific ledger structures).
- Excel Proficiency: Intermediate to advanced skill in Microsoft Excel (VLOOKUPs, pivot tables, formulas, data filtering, and reconciliation templates).
- Team-Oriented Workflow: Comfortable working within an established accounting department structure that utilizes proper internal controls, approvals, and segregation of duties.
- Remote Readiness: Excellent organization, time-management, and self-direction skills necessary to maintain high accuracy and meet recurring deadlines in a work-from-home environment.
- Preferences:
- Hands-on experience using Enumerate Central (specifically across General Ledger, Accounts Receivable, Accounts Payable, bank reconciliations, and month-end modules).
- Experience handling portfolios with a higher volume or complexity of properties (candidate submissions should detail the number and type of associations previously managed).
- Prior experience preparing year-end audit schedules for external CPAs.
