Facebook Ads Manager – Real Estate & Short-Term Rentals

Overview:

Our client is looking for a Facebook Ads Manager – Real Estate & Short-Term Rentals to drive the growth of their short-term and vacation-rental business by acquiring property owners interested in listing or managing their properties. In this performance-focused digital marketing role, you will build and optimize scalable lead generation campaigns primarily using Meta/Facebook Ads to consistently generate and convert qualified leads into onboarding clients. The ideal candidate has strong hands-on expertise in paid advertising, audience targeting, conversion funnels, and performance analytics with a specific focus on messaging directly to landlords, property owners, and real estate investors.

Schedule:

  • Monday to Friday, 11:00 am to 8:00 pm (Hawaii Standard Time) with a 1-hour unpaid lunch (40 hours per week)

Responsibilities:

1. Property Owner Lead Generation

  • Develop and execute paid advertising campaigns specifically targeting:
    • Property owners
    • Landlords
    • Real estate investors
    • Vacation-home owners
    • Existing short-term rental operators
    • Owners considering converting properties into short-term rentals
  • Primarily use Facebook/Meta Ads to generate qualified property-owner leads.
  • Research and test target audiences, locations, demographics, interests, behaviors, and customer profiles.
  • Identify property-owner segments most likely to have properties suitable for short-term or vacation rentals.
  • Develop campaigns targeting owners who:
    • Want to list their property on Airbnb or similar platforms.
    • Already operate a short-term rental but need professional assistance.
    • Are considering converting a property into a short-term rental.
    • Are struggling to generate bookings.
    • Want help managing their online booking presence.
    • Want to generate additional income from their property.
    • Do not have the time or expertise to manage marketing, guest communication, and bookings themselves.

2. Paid Advertising Campaign Management

  • Create, launch, manage, monitor, and optimize Meta/Facebook advertising campaigns.
  • Develop campaigns using different objectives, including:
    • Lead generation
    • Landing-page conversions
    • Website conversions
    • Remarketing/retargeting
    • Continuously test and optimize:
    • Audiences
    • Ad creatives
    • Video and image concepts
    • Headlines
    • Primary ad copy
    • Offers
    • Calls-to-action
    • Lead forms
    • Landing pages
  • Monitor campaign performance and allocate budgets toward campaigns, audiences, and creatives producing the best qualified leads.
  • Identify winning campaigns and scale them while maintaining acceptable acquisition costs.
  • Troubleshoot underperforming campaigns and develop corrective strategies.
  • Continuously experiment with new acquisition strategies to improve lead quality and reduce cost per qualified lead.

3. Property-Owner Advertising Strategy

  • Develop compelling advertising strategies specifically designed to convince property owners to consider the company's services.
  • Potential messaging angles may include:
    • Turn your property into a profitable short-term rental.
    • Get your property listed on Airbnb and other booking platforms.
    • Increase your property's booking potential.
    • Let professionals manage your short-term rental.
    • We handle the marketing while you earn from your property.
    • Get more bookings without managing everything yourself.
    • Take the day-to-day work out of running a short-term rental.
    • Get professional listing and guest-management support.
    • Discover your property's short-term rental potential.

  • The specialist should continuously test different offers, messaging angles, value propositions, and calls-to-action to determine what resonates most strongly with property owners.

4. Lead Qualification

  • The specialist will be responsible for helping ensure that advertising campaigns generate qualified prospects rather than simply large quantities of leads.
  • Responsibilities include:
    • Create and optimize lead-generation forms.
    • Develop strategic qualification questions.
    • Capture information that helps the sales team assess lead quality.
    • Work with the sales team to define what constitutes a qualified property-owner lead.
    • Analyze lead quality and identify patterns among high-value prospects.
  • Potential qualification information includes:
    • Property location
    • Property type
    • Number of bedrooms
    • Current rental status
    • Whether the property is already listed on Airbnb or another platform
    • Current property-management arrangement
    • Owner's desired timeline
    • Interest in short-term rental management
    • Previous experience operating a short-term rental
    • Primary motivation for contacting the company

5. Conversion Funnel Management

  • Own and continuously improve the property-owner acquisition funnel:

Facebook/Instagram Ad → Lead Form/Landing Page → Qualified Lead → Consultation → Property Evaluation → Client Onboarding → Property Listed/Managed

  • The specialist should:
    • Monitor conversion rates at each stage.
    • Identify bottlenecks in the acquisition funnel.
    • Work with sales and operations teams to understand lead quality.
    • Analyze which advertising sources and campaigns generate actual clients.
    • Use downstream conversion data to improve targeting and campaign strategy.
    • Recommend changes to landing pages, forms, offers, messaging, or follow-up processes when necessary.
    • The focus should always be on business outcomes rather than vanity metrics.

6. Retargeting & Remarketing

  • Develop and manage remarketing campaigns targeting people who have already demonstrated interest in the company.
  • Audiences may include people who:
    • Viewed advertisements.
    • Watched advertising videos.
    • Visited the company website.
    • Visited relevant landing pages.
    • Opened but did not submit a lead form.
    • Engaged with the company's Facebook or Instagram pages.
    • Previously submitted an inquiry but did not become a client.
    • Previously spoke with the sales team but did not proceed.
  • Develop appropriate messaging and offers to move these prospects further down the funnel.

7. Reporting & Analytics

  • Provide regular performance reports covering key acquisition metrics, including:
    • Total leads generated
    • Qualified property-owner leads
    • Cost per lead (CPL)
    • Cost per qualified lead (CPQL)
    • Lead-to-consultation conversion rate
    • Consultation-to-client conversion rate
    • Cost per acquired property owner
    • Total advertising spend
    • Campaign ROI/ROAS
    • Lead quality by campaign
    • Best-performing audiences
    • Best-performing advertisements
    • Best-performing offers and messaging angles
  • The successful candidate should be able to explain:
    • What is working
    • What is not working
    • Why performance is changing
    • Which campaigns should be scaled
    • Which campaigns should be paused or modified
    • What should be tested next
  • Reports should include actionable recommendations rather than simply presenting numbers.

Required Qualifications:

  • 2+ years of hands-on experience with Meta/Facebook Ads and paid lead generation.
  • Demonstrated experience generating leads through Facebook and Instagram advertising.
  • Strong working knowledge of Meta Ads Manager.
  • Experience managing lead-generation campaigns and conversion funnels.
  • Strong understanding of:
    • Audience targeting
    • Retargeting

  • Strong analytical and data-driven decision-making skills.
