Role Overview
We are seeking a detail-oriented Real Estate Bookkeeper to support the financial operations of a portfolio of 15 rental properties. This role is ideal for someone experienced in bookkeeping within the real estate or property management industry, particularly with short-term rental platforms such as Airbnb. The successful candidate will help transition the business from manual spreadsheet tracking into a more structured accounting environment while providing accurate financial reporting and analysis.
Schedule
- Monday to Friday; Flexible working hours (Miami, FL) ; 20 hours per week)
Responsibilities
- Manage end-to-end bookkeeping across a portfolio of short-term and mid-term rental properties
- Track, reconcile, and process all property-related expenses, invoices, and accounts payable
- Monitor cash flow activities including guest security deposits, refunds, and owner disbursements
- Allocate shared or bulk-purchased supply expenses across multiple properties and process owner recharges
- Prepare and distribute detailed monthly owner statements outlining revenue, expenses, fees, and net returns
- Submit and monitor Airbnb reimbursement claims related to guest damages or property losses
- Maintain accurate financial records and ensure all transactions are properly categorized
- Assist in implementing and maintaining accounting systems such as QuickBooks or Xero
- Generate monthly financial reports and property-level profitability analysis
- Coordinate with the virtual assistant and property management team to ensure smooth financial operations
Requirements
- Minimum of 2 years of bookkeeping experience, ideally within real estate, hospitality, or property management
- Experience working with short-term rental platforms such as Airbnb
- Proficiency in accounting software such as QuickBooks or Xero
- Strong understanding of bookkeeping principles, reconciliations, and accounts payable processes
- Ability to prepare accurate financial reports and profitability analysis
- Excellent analytical skills and attention to detail
- Strong organizational and time management skills
- Ability to work independently with minimal supervision
- Excellent written and verbal English communication skills
