Job Overview
Our client is seeking an experienced, commercially minded Construction Estimator to support their growing residential building business. This is not just a data entry role; it requires a professional with a deep understanding of Australian residential building methodologies, house-and-land packaging, and supplier pricing structures. You will play a critical role in preparing accurate build estimates, evaluating land opportunities, and supporting the sales team with highly competitive pricing. By identifying margin risks and value-engineering opportunities early, you will ensure every project is positioned for both profitability and market competitiveness.

Monday - Friday, 40 hours per week. Note: Flexible during client business hours (Australia).
Responsibilities
- Plan & Document Review: Analyze architectural drawings, structural engineering plans, tender packages, council requirements, and estate covenants to determine the precise scope of work.
- Cost Estimation: Prepare accurate cost estimates for single-storey, double-storey, custom homes, and house-and-land packages, completing detailed material take-offs and labor calculations.
- Site Cost Assessment: Evaluate complex site costs including slab upgrades, retaining walls, earthworks, service connections, and estate-specific developer guidelines.
- Package Integration: Work closely with sales and land acquisition teams to strategically package available land opportunities with optimal home designs.
- Database Maintenance: Update and maintain internal pricing databases, Bills of Quantities (BOQs), inclusions lists, and localized supplier/trade rates.
- Procurement & Negotiation: Source and negotiate competitive pricing from suppliers, trades, and subcontractors to minimize pricing variations post-contract.
- Feasibility & Strategy: Assist with feasibility studies for new land opportunities in emerging growth corridors and analyze competitor market positioning.
Requirements
- Australian Market Expertise: Minimum 3+ years of experience in Australian residential construction estimating.
- Sector Knowledge: Solid understanding of house-and-land packages, estate developments, and project home pricing mechanics (experience in the Queensland market is preferred).
- Technical Literacy: Proven ability to accurately interpret complex architectural, structural, and civil engineering documentation.
- Volume Building Experience: Experience working with volume builders, boutique builders, or residential project home companies is highly regarded.
- Commercial Mindset: Ability to balance cost control with sales strategy to create attractive, high-margin consumer proposals.
Technical Skills Proficiency in one or more of the following platforms is highly required:
- Buildxact / Databuild / similar residential estimating software
- Bluebeam Revu
- Microsoft Excel (advanced calculations and formulas)
- AutoCAD (basic view and measurement extraction)
- Modern CRM and construction workflow management systems
Qualifications
- High level of attention to detail with zero tolerance for data gaps.
- Strong cross-functional communication skills to collaborate effectively with drafting, sales, and senior leadership.
- Proactive, resourceful, and highly comfortable working independently in a fast-paced, growth-focused remote environment.
