Role Overview
This is a senior, high-ownership role responsible for owning the entire lead qualification function for a real estate acquisitions business. You will manage outbound and inbound lead flows, set quality standards, optimize scripts and processes, and act as the bridge between cold callers, marketing, and the business owner.
You’ll still be hands-on when needed, but your primary value is lead quality, team performance, and conversion optimization, not just call volume.

They’re expanding from a successful inbound lead model to proactive outreach, focusing on foreclosures, probates, and tax situations where homeowners need fast, fair solutions.

- Monday - Friday, 10:00 AM - 7:00 PM, CST, with 1 hour unpaid (40 work hours per week)

Key Responsibilities
Lead Qualification & Deal Readiness
- Oversee outbound calling to distressed property owners (foreclosures, probates, tax liens, absentee owners)
- Qualify sellers based on motivation, timeline, price expectations, and property condition
- Ensure only high-intent, deal-ready leads are passed to acquisitions
- Handle sensitive seller conversations with professionalism, empathy, and authority
Inbound & Multi-Channel Lead Management
- Own inbound leads from PPC, direct mail, pay-per-lead, and referrals
- Implement fast follow-up standards (speed-to-lead, callbacks, nurture sequences)
- Re-engage cold and warm leads through structured follow-up strategies
CRM Ownership & Process Optimization
- Own CRM pipeline structure, lead stages, tagging, and disposition tracking
- Maintain clean, accurate data for reporting and forecasting
- Build and refine SOPs for lead handling, follow-ups, and handoffs
- Identify drop-off points and continuously improve conversion rates
Team Leadership & Quality Control
- Act as lead manager for junior cold callers/VAs.
- Review call recordings and provide feedback, coaching, and improvements
- Standardize scripts while allowing flexibility for natural conversations
- Coordinate with VA responsible for pulling county data and list management
Performance & Reporting
- Track KPIs: contact rate, qualification rate, appointment-set rate, and deal contribution
- Provide weekly performance insights and improvement recommendations
- Flag trends, objections, and market feedback to the business owner
Requirements
- Fluent bilingual proficiency in English and Spanish
- Strong leadership presence and confidence on calls
- Located in Latin America, preferably in the Central Time Zone or within ±2 hours
- Excellent spoken English with minimal accent
- High emotional intelligence and experience in handling distressed sellers
- Proven background in real estate lead management, acquisitions support, or senior sales roles
- Ability to balance hands-on execution with team oversight
- Strong CRM discipline and process-driven mindset
- Comfortable making decisions and owning outcomes

- This is a permanent work-from-home role under an Independent Contractor arrangement. Candidates must have their own computer and reliable internet connection, and are responsible for their own taxes and benefits. Professional hourly fees are established based on your performance in the application process.
