Purpose
• Systematically source on-market and off-market subdivision sites in QLD.
• Complete structured desktop planning and constraints checks.
• Engage with agents to obtain information and price guidance.
• Provide clear initial Go / No Go / Hold recommendations and maintain an organised pipeline.

Key Responsibilities
Source on-market subdivision opportunities
o Regularly scan major property portals (e.g. realestate.com.au, Domain, relevant
commercial / englobo listings) for large residential lots, englobo land, rural-residential
with subdivision potential and infill sites in agreed QLD LGAs and suburbs.
o Apply agreed filters (minimum land size, preferred zoning, pricing guidance) and record
core details (address, link, agent, land size, stated zoning, price/guide, listing date) in a
site register and prioritise by quality.
Identify off-market targets
o Use tools such as Google Maps, Archistar and council mapping to identify larger
parcels in target corridors that appear suitable for future subdivision.
o Maintain an Off-Market Target Register with property details, observed use, available
ownership data and brief notes on development potential (zoning, location,
surrounding context) and prepare shortlists for direct outreach.
Contact agents and gather information
o For shortlisted sites, email or call agents to obtain IMs, contracts and plans (where
available), confirm basic services and access, enquire about existing or lapsed DAs and
seek realistic price guidance and vendor expectations.
o Capture key points from each interaction (date, agent, notes) in the site record and,
where appropriate, arrange calls/meetings in my calendar for high-potential
opportunities.
Conduct desktop planning and constraints checks
o Using planning tools and checklists provided, confirm zoning and land use, check major
overlays (flood, bushfire, environmental / biodiversity, obvious easements or
infrastructure corridors) and review context and services (adjacent uses, nearby
development, access to roads/town centres).
o Where possible, form a high-level yield view based on zoning and approximate
developable area (e.g. estimated lot range).
Provide initial recommendations and maintain the pipeline
o For each shortlisted site, prepare a concise written summary (1–2 paragraphs plus key
data) including core facts, headline planning/constraint findings, service/access notes
and a clear recommendation: Go / Hold / No Go, with reasons.
o Keep the site pipeline register up to date (on-market and off-market sites, status, notes
and next steps), file all related documents in an organised folder structure and provide
a brief weekly summary of new sites, changes in status and standout opportunities.

Ideal Candidate (Must-have)
• Strong research and analytical skills.
• Confident with Excel (filters, sorting, basic formulas).
• Good written and spoken English – clear, concise summaries and professional
communication with agents.
• High attention to detail and consistency in data entry and record-keeping.
• Comfortable using online maps; willing to learn council planning tools and follow structured
checklists.
• Organized and process-driven; able to manage and update a pipeline independently.
• Experience in property research, buyer’s agent support, real estate VA work or planning
support and some knowledge of Australian property or planning systems.
