Revenue Manager (Short-term Vacation Rentals)

Overview

We are seeking an experienced and analytical Revenue Manager to lead pricing, distribution, and demand strategy for a growing portfolio of short-term vacation rentals. This role focuses on maximizing occupancy, ADR (Average Daily Rate), and total revenue across all channels while maintaining a strong competitive position in the market.

Key Responsibilities

Revenue and Pricing Strategy

  • Develop and execute dynamic pricing strategies to maximize revenue and occupancy

  • Manage seasonal, event-based, and last-minute pricing adjustments

  • Analyze market trends, competitor pricing, and demand forecasts

  • Optimize minimum stays, LOS discounts, and gap-night strategies

Distribution and Channel Optimization

  • Manage and optimize listings across Airbnb, Vrbo, Booking.com, Expedia, and direct channels

  • Monitor channel performance and adjust strategy by market and property type

  • Ensure rate parity and proper calendar synchronization across all platforms

Data and Performance Analysis

  • Track and report on KPIs including Occupancy Rate, ADR, RevPAR, Booking Lead Time, Channel Mix & Conversion

  • Build dashboards and reports for ownership and leadership

  • Identify underperforming properties and implement improvement strategies

Market and Portfolio Strategy

  • Conduct market research for new property onboarding and expansion markets

  • Advise acquisition and onboarding teams on projected revenue performance

  • Create revenue forecasts and annual budget projections

Owner and Leadership Reporting

  • Prepare monthly and quarterly revenue performance reports

  • Provide strategic recommendations to ownership groups

  • Support investor and acquisition underwriting with revenue models


Required Qualifications

  • 3+ years of revenue management experience in short-term rentals, hotels, or hospitality

  • Proven experience with dynamic pricing tools (PriceLabs, Wheelhouse, Beyond, etc.)

  • Strong understanding of OTAs and channel managers (Guesty, Hostaway, OwnerRez, etc.)

  • Advanced Excel / Google Sheets skills

  • Strong analytical and decision-making skills

  • Excellent communication and presentation skills


Preferred Qualifications

  • Experience managing portfolios of 50+ vacation rental properties

  • Familiarity with direct booking strategies and conversion optimization

  • Knowledge of local tourism trends and seasonality

  • Experience working with investor-owned or luxury vacation rental portfolios
